Your numbers

What does it really leave you?

Enter the rent and what the home costs you; leave out what doesn’t apply. The answer shows the four ways to run it side by side, with every figure behind them.

Leave empty if it's paid off.

From your tax bill.

Leave empty for a house.

A common rule of thumb is 5% to 10%.

Two weeks a year is about one empty month every two years.

Each new tenant means a placement fee.

Your figures and our price list (HST, 13%, added to our fees). General information, not financial or tax advice: income tax, interest deductions and capital cost allowance are left out. Your written agreement is what counts.

How it works it out

Plain arithmetic, every step shown.

The same way we go through a property’s numbers with an owner.

Rent

Twelve months, less the empty weeks

Between tenants a home sits empty while it’s cleaned, shown and leased. Two weeks a year is about one empty month every two years.

Costs

Tax, condo fees, insurance, repairs, mortgage

Repairs are set aside as a share of the rent collected: a common rule of thumb is 5% to 10%, more for an older home. The whole mortgage payment counts, though the part that pays down the loan is still yours.

Our fees

8% or 10% of the rent collected, plus HST

Management is charged on the rent actually collected, so never on an empty month. Tenant placement is one month’s rent plus HST for each new tenant, spread here over the years a tenant usually stays.

Every fee in full: our pricing

Left out

Income tax, and your own time

Rental income is taxed after expenses, mortgage interest and capital cost allowance, so ask your accountant for the after-tax figure. Running it yourself costs time too: showings, rent, repairs and the paperwork.

Questions

Cash flow questions.

Is a negative cash flow normal for a GTA condo?

It’s common for a condo bought in the last few years with a large mortgage: the payment, condo fees and tax can add up to more than the rent. Owners carry the difference while the loan is paid down and the rent goes up over the years.

Why is management charged on the rent collected?

So our fee follows your income: when a home is empty, or a tenant doesn’t pay, there is no management fee for that month.
