For owners

What the numbers mean for your rental.

Asking rents are where the market starts, not where your lease ends up.

  • These are averages of what landlords advertise. Homes in good repair, near transit, with parking or in-suite laundry rent above them; dated units below.
  • Rents for a sitting tenant can only rise by Ontario’s yearly guideline, so the gap to the market matters most when a unit turns over.
  • A rent set too high costs more in empty weeks than it gains: one month vacant is about 8% of a year’s rent.
  • For one home, the area average is a start. A rental review prices it against current listings near you.

Free rental review

Your home is not an average.

A free rental review prices your home against the listings around it, not the metro average, and tells you what to fix first.
