How it is worked out

No black box.

You see every number we used.

Step 1

The area

Statistics Canada’s average asking rent for homes like yours in your area, updated every quarter.

Step 2

Your city

CMHC’s average for your city against its metro area, so a Toronto-area figure fits Oakville or Brampton.

Step 3

Your home

Adjustments for the type, bathrooms, parking, size, condition and furniture, each shown with its percentage.

Step 4

A range

A low and a high, because the photos, the timing and the first two weeks matter as much as the address.

Questions

Estimate questions.

How accurate is it?

It is a starting point. A free rental review looks at your actual home, recent listings around it and what to fix first, and gives you a number you can plan with.

Where does the data come from?

Statistics Canada’s quarterly asking rents (table 46-10-0092-01), CMHC’s Rental Market Survey and the leases we sign ourselves. None of them names any tenant or address.

Do I have to give my email?

No. The estimate shows on the page. Leave your email only if you want it sent to you, and we may follow up about it.

Can you rent it out for me?

Yes: tenant placement if you want to manage it yourself, or full management if you’d rather not.
