Some costs belong to the property, not to us. They show on your statement at what they cost, with the invoice.
Repairs and upkeep
The trade’s invoice
Repairs and maintenance are billed by the trade that does the work. Anything over your spending limit waits for your OK, and every invoice is attached to your statement.
Legal
Notices and the Landlord and Tenant Board
The Board’s filing fee (an L1 for unpaid rent is $186 through its online portal) and the legal fee for preparing a notice, quoted before any work starts.

Tax
HST on our fees
Management and placement fees carry 13% HST in Ontario. Residential rent itself does not.

Fee questions.
When is the placement fee charged?
When a new tenant is placed, as set out in your agreement. You see it on your statement like every other fee.
Do you mark up repairs?
Every repair shows on your statement with the trade’s own invoice attached, so you see exactly what it cost.
Is there a fee to switch to Sapphire?
Ask us: the setup fee and anything else that applies to your property is written into your agreement before you sign.
Why is HST added?
Property management is a taxable service in Ontario, so HST at 13% is charged on our fees. It isn’t charged on the rent itself.
