Across Ontario
The Ontario rules every landlord follows.
The same in every city we work in. Each city page adds the local by-laws.
- Most new residential tenancies must use the Ontario Standard Lease.
- Rent can rise once every 12 months with 90 days’ written notice; homes first lived in before November 15, 2018 follow the yearly guideline (1.9% for 2027, 2.1% for 2026).
- Landlords give at least 24 hours’ written notice before entry, except emergencies.
- Working smoke and carbon monoxide alarms are the landlord’s job. Since January 1, 2026, homes with a fuel-burning appliance or an attached garage need a CO alarm on every storey, as well as outside sleeping areas.
- Since September 21, 2026, an N4 for unpaid rent gives 7 days, and the Landlord and Tenant Board uses new versions of most notices and applications. Old versions are refused from November 30, 2026.
